There are currently 3 homes, 2 condominiums and 1 parcel of land under contract and scheduled to close in the near future.  There are 37 homes, 133 condominiums and 15 parcels of land currently listed for sale in Killington Vermont.

Killington, VT ski conditions are fantastic with 83 miles of skiing on 197 trails serviced by 31 lifts. 

What can you say about a year like 2006?  You’ve been listening to the national media tell you for a year now about the real estate market “correction” and that “the bubble was bound to burst!”  Well, we, at Prestige Real Estate, have gained a reputation for telling it “like it is” so we are not going to try to “sugar-coat” the situation.  The truth of the matter is that we did see a significant drop in the number of real estate sales in Killington.  The number of condo sales was down more than 50% and hit a 10-year low at a total of 62.  In addition, the number of home sales was down about 25%.  That is the bad news (at least from the perspective of someone trying to sell a property in the last 12 months).
The good news is that although the number of sales has dropped significantly, prices of properties that have sold have continued to rise, bucking the national trend.  The average selling price of a Killington condominium rose 23%, primarily due to the continued new construction sales at Topridge.  With these Topridge new construction sales factored in, average selling condominium prices hit an all-time high of $311,000.  Without the Topridge sales, the average condominium sales prices increased by 5% to $229,000.  The average selling price of a Killington home rose 13% to $391,000.

Real Estate sales in Killington, Vermont have picked up this fall!  Below is a breakdown of the Killington Home sales, Killington Condo Sales, and Killington Land sales for the month of November.  Prestige Real Estate is proud to say we were involved in 1/3 of these transactions!

The Killington real estate market differs from the national market in many ways, however one statistic that is tracking with the nation trend is that real estate sales volume is down significantly.  Forty one condominiums have sold in Killington in the first nine months of 2006, down 57% from the same period last year.  The number of home sales have dropped 48% for the same period. 

There are currently sixteen condos under contract and scheduled to close, five are new construction units at Topridge.  Prestige Real Estate is proud  to say we are involved in 50% of these pending transactions.
It should come as no surprise, as sales volume drops, inventory continues to build.   As of September 30, 2006, inventory was up almost 38% over last year.  There are 120 condos actively listed on the market:
· 36 one-bedroom units

· 44 two-bedroom units
· 37 three-bedroom units
· 3 four-bedroom units
House inventory is up 34% over the same time last year.  There are currently 47 houses on the market (10 of which are multi-family)with an average listing price of just over $653K.  Six houses are listed for over $1 million and another 10 houses are listed for over $600K and have been on the market an average of 204 days.

One of the most convenient trailside condominiums in Killington just sold for $347,500.  It was a two/three bedroom two level condo with two baths, a sauna, and private hot tub on the deck.  Any of you who are familiar with the Killington ski area know that there are few opportunities to own a condo literally “on the mountain”.  Trailside Village is an association comprised of eight condominiums and three single family homes.  For information on what is currently available at killington, be sure to visit Prestige Real Estate’s website frequently.

Prestige Real Estate of Killington was again responsible for the latest sale at The Woods Resort and Spa in Killington Vermont.  A three bedroom three and a half bath cluster home recently sold for $312,000. 

Prestige Real Estate of Killington is pleased to announce the sale of another condominium in Killington Vermont.  Pinnacle C-15 just closed for $139,000, the full listing price.  This unit is a one bedroom, one bath condominium with great valley views.

Prestige Real Estate is responsible for the lastest sale at The Woods Resort and Spa in Killington, Vermont.  A two bedroom two and a half bath condo sold Friday, May 12, 2006 for $235,000.  This was the first sale of a two bedroom unit at The Woods since December 2005.

First quarter selling prices of Killington real estate continue to rise in all categories of property sales.  New construction prices are driving the increase in the “condo” market.
